We are working hard to keep Westwood Farms great! As you are aware, our development has been established now for approximately 20 years with the final homes being completed in late 2018/2019. Our development has always been one of the premier developments within the Strongsville community ranging from the location, amenities and of course the great residents who call Westwood Farms home.

As with anything that has 20 years of age there needs to be updates and repairs to maintain Westwood Farms as a premier community. In order to accomplish this your board of trustees has worked diligently in outlining a comprehensive master project plan to enhance and repair items to ensure the beauty and integrity of the Westwood Farms community. The board has worked hard to ensure your money is spent prudently and with the main focus of maintaining / increasing your property values and ensuring the highest level community standards. Listed below is an outline of the projects for a multi-year plan to accomplish this:

2018 Clubhouse new roof installation

2018 Clubhouse interior paint

2018 New pool heater

2019 Recreation area total re-landscape (includes plantings, irrigation and lighting)

2019 New entry signs (Re-located/ new brick design) pending on city approval

2020 Recreation area parking lot new install with striping

2020 Tennis court re-build with added drainage and new black fencing

2021 All entry ways re-landscaped with new plantings, irrigation and lighting (currently get bids)

2021 Pond areas worked to stop erosion (rocks around ponds) ( Currently get bids)

2022 Correct any in drainage issues (recreation field)

2023 Clubhouse interior redesign/refurbish including remodeled bathrooms (tentative time frame depending on costs)

These projects have been strategically spaced out to ensure the HOA maintains the proper reserves and has a strong balance sheet without jeopardizing the community with debt and unreasonable expectations.
